Court Lodge Farm was purchased by the Vendors in July 1993 when it was part of a larger fruit farming unit. Formerly orchards with packing sheds and cold store facilities the unit has diversified over the years to include period and modern converted commercial buildings, modern agricultural cold storage facilities along with arable and fruit cropping on the remaining land.

The majority of the top fruit on the farm was grubbed in 2005 and the arable land is now situated north and west of the buildings with the apple and pear orchards to the east.

Diversification has been a key factor on the property and this has included the conversion of period and modern buildings into commercial office space, workshops and storage units along with the letting of existing cold storage facilities and the rental of the farms top fruit land.

BPS Entitlements are available by separate negotiation subject to completion of the sale. The purchaser will agree to abide by all cross compliance rules for the current scheme year from the date of completion until 31st December 2017 and indemnify the vendors against any breach.

There will be a development uplift clause on the whole property. An overage charge of 25% will arise on disposal or development of any part following the grant of a relevant development permission which will include residential or industrial consents during the period of 25 years from completion.
