The Grove Farm Buildings comprise two detached agricultural buildings both of steel frame structure one known as The Workshop and the other as The Hay Barn. Both of these buildings form part of Grove Farm and the larger agricultural unit itself and are marked CB on the Boundary Plan.

Prior approval has been granted for the change of use of these buildings from agricultural to three residential dwellings under Planning Reference 16/01463/AS.

The planning statement and all documents submitted to the council can be found on the Ashford Borough Council Planning Portal under the planning application reference above or are available from the agent’s offices.

The total consented floor area extends to approximately 430m² with The Workshop having a total floor area of 179m² and The Hay Barn a total floor area of 251m². The Workshop is to be converted into a single detached residential dwelling with The Hay Barn into two semi-detached residential dwellings.

The Vendor has stated that he will be removing the building labelled TBR on the Boundary Plan so that the consented buildings are fully detached and not encumbered by any adjoin equestrian use.

It must be noted however that this prior approval and conversion is subject to the design and external appearance approval by Ashford Borough Council which would need to be dealt with by the purchaser under a separate application.

The Boundary Plan shows the land that is been offered for sale. This comes to a total site area of approximately 1.62 acres and includes pastureland to the east which could give an incoming purchaser the opportunity to create a small equestrian property with the addition of stables and grass paddocked area (subject to all the necessary planning consents).
