BTF Partnership has launched for sale a rural residential development site with detailed planning consent (19/01337 Dover District Council) for four dwellings near Sandwich Kent with a guide price for offers in excess of £450,000.

Beacon Lane Farm is a redundant former agricultural yard on the outskirts of the village of Woodnesborough, just two miles from Sandwich. The site is relatively level and currently comprises of a modern concrete and block-built store and a timber framed building with a slate roof. Both of buildings will need to be demolished by the purchaser.

Permission has been granted for two new four-bedroom detached homes with a floor area of 227m3 and 124m3 and two three-bedroom semi-detached homes each with a floor area of 94m3. The site is connected to mains electricity and water and there is a mains gas supply on Beacon Lane Road which the properties could be connected to.

The plot extends to 0.34 acres in total and there are no S106 or CIL obligations.

Sandwich and the countryside around it is a popular area for families and is well connected to public footpaths. The village of Woodnesborough can be traced back to the Domesday Book in 1086 and has a new village hall used by a range of clubs and groups. Neighbouring Eastry village has an Outstanding rated primary school whilst nearby Sandwich has both primary and secondary schools and rail links to Central London.

"This is an attractive rural development site in the countryside with views over open farmland that is ready for a developer to move onto. Rural sites such as this rarely come onto the open market and we anticipate significant interest."
